Seattle Rental Registration Inspection Ordinance: Multi-family landlords are randomly selected for inspections and required to pass the City of Seattle requirements. Landlords have the choice to hire a city’s inspector or an independent RRIO certified inspector.   • WHAT IS A RRIO

    RRIO stands for Rental Registration and Inspection Ordinance, a Seattle City Council program that ensures rental properties meet basic safety and maintenance standards: 

    Registration

    Landlords must register their properties with the city and renew registration every five years. There are fees for late registration. 

    Inspections

    Registered properties must be inspected at least once every ten years to ensure compliance with minimum standards. Property owners can choose between a city inspector or a private inspector approved by the city. Inspections check for compliance in areas such as structural integrity, heating, insulation, smoke and carbon monoxide detectors, sanitation, and exit routes. 

    Penalties

    Failure to register, refuse inspections, or not meeting standards can result in penalties such as fines or a denial of the right to rent out the property.
